ORIGINATION STRATEGIES
An introduction becomes useful when the parties understand why they are speaking and what remains to be established. JBI brings together the research context and the interests expressed by an owner or investor so a relevant transaction professional can consider the next conversation.
The starting point is the issue the owner or investor wants to discuss. It may concern a particular property, a possible disposition or a defined acquisition scope. JBI clarifies that purpose and the person's expressed interest before treating an introduction as an appropriate next step.
The distinction between general curiosity and a current transaction question matters. So does the difference between an individual asset and a wider group of holdings. A useful introduction describes the actual subject of discussion without suggesting that availability, pricing, authority or other terms have already been agreed.
Property category, geography and the question being asked inform which transaction professional may be relevant. JBI's role is to facilitate contact, not to perform every service a transaction could require. Any activity requiring professional licensure must be handled by an appropriately qualified third party.
An introduction does not certify that a professional is the right choice for every purpose. The parties should independently consider qualifications, relevant authority, conflicts and the proposed scope of work. They remain free to speak with other professionals or continue with an existing relationship.
After the introduction, the owner or investor and the professional decide whether to speak further and whether to establish an engagement. Scope, compensation, representation, confidentiality and other terms belong in that separate discussion and any appropriate agreement. A JBI introduction does not settle those matters on anyone's behalf.
JBI does not negotiate transaction terms or provide brokerage, legal, tax, accounting, securities or investment advice. We also do not guarantee a professional's services or a transaction outcome. Our contribution is a relevant starting point: researched context, expressed interest and a direct connection to the next appropriate conversation.
No. An introduction or initial exchange does not itself create a brokerage, advisory, fiduciary or agency relationship. Any professional relationship must be established separately with the appropriate party.
Yes. You decide whether to accept an introduction and whether to continue the discussion. You can retain your existing professionals, consider alternatives or decide not to pursue the opportunity.
The parties and their appropriately qualified professionals handle transaction services within their respective roles. JBI's research and introduction do not replace legal, tax, financial or other property-specific professional review.
