A useful first conversation does not need a pitch deck. It needs a specific property, a clear reason for the contact and room for the owner to explain their position.
Start with the property address and the interest being discussed. A business operator may lease the building rather than own it. A property manager may have operational responsibilities without authority to discuss a sale. A recorded ownership entity may have more than one decision-maker.
These are practical distinctions, not formalities. Confirming the relevant party early avoids treating a tentative response as an instruction from the owner. A conversation should remain exploratory until the people involved establish their respective roles.
An owner may be considering a future disposition, reviewing a group of properties or simply asking why a particular site attracted attention. The discussion should follow that context. Interest in one property does not imply that an entire portfolio is available.
JBI's outreach concerns research and the possibility of a relevant introduction. It is not an offer, an appraisal or a promise to find a buyer. Clarifying that role at the outset helps both sides decide whether continuing the conversation would be useful.
Willingness to talk and willingness to transact are different. An owner might have no present plans, an uncertain timetable or circumstances they prefer not to discuss. None of those responses should be converted into a claim that the property is on the market.
A first exchange can cover general timing without asking for sensitive personal or financial details. If someone declines further contact, that preference should guide any follow-up. A useful record preserves what was actually said rather than overstating it.
If a professional introduction makes sense, identify the intended recipient, the purpose and the basic information to be shared. An owner should not have to infer whether the next person is a broker, attorney, lender or another specialist.
The introduction itself creates no obligation to engage that professional or enter a transaction. Any professional relationship, scope and fees need to be addressed directly by the relevant parties. Confidential material should not be sent through an initial website form.
