Define the property brief
A specific brief makes a more useful conversation. Tell us what property types and locations you are considering, along with the requirements that matter to you.
JBI can discuss the property criteria you have already established. We do not recommend an allocation, determine suitability or advise whether a property belongs in your portfolio. Those decisions remain with you and your advisers.
An initial brief might describe preferred states, property categories and general transaction scope. Requirements should be expressed as your preferences rather than assumed features of a property that has not been verified.
A property's presence in research does not mean it is for sale. An owner's willingness to speak does not establish price, terms or an agreement to transact. We keep those distinctions explicit in any potential introduction.
Likewise, an expression of investor interest is not a funding commitment. Evidence of authority, financial capacity and other transaction requirements belongs in the appropriate diligence process, with the professionals responsible for it.
When there is a relevant basis for an introduction, property type, location and the nature of the requirement help identify appropriate professional expertise. That introduction is a starting point for the parties to decide whether a separate engagement makes sense.
JBI does not provide access to an investment fund, solicit securities investments or promise exclusive deal flow. Transaction evaluation, financing, representation and legal or tax advice require independent professional arrangements.

No. An inquiry does not reserve a property, establish exclusivity or guarantee an introduction. Property availability and the parties' interests can change.
